Renting a Home in Andorra: Market, Procedures and Guarantees

The short answer

The Andorran rental market is tight: few properties, strong demand, selective landlords. Prepare a solid application, allow for delays and read the lease, the deposit and the split of charges carefully.

A tight market

The combination of a small territory, strong demand (workers, seasonal staff, new residents) and a limited housing stock means good properties go quickly. A complete and responsive application is an advantage.

Steps

  1. Define your criteria: parish, size, budget, furnished or not. See parishes.
  2. Browse the listings: rental listings.
  3. Visit and ask the right questions (charges, heating, parking, term).
  4. Put together the application: identity, resources, references.
  5. Read the lease: term, notice, indexation, deposit, inventory of condition.
  6. Move in: energy, internet, insurance.

Questions to ask before signing

  • Which charges are included?
  • How is the home heated?
  • What is the minimum lease term?
  • What are the conditions for returning the deposit?

And for residency?

A compliant lease often serves as proof of accommodation. See documents, timelines and costs.

Reading the lease before signing

Check the term, the notice period, the rent review, the amount of the deposit, the split of charges (heating, water, building), the rules on pets and subletting, and the entry inventory of condition. Have the inventory attached if the home is furnished.

The cost of rented housing

The rent on residential housing is subject to IGI at the super-reduced rate of 0 %verified on 09/10/2026. For a landlord, a capped rent may entitle them to a tax reduction of 5 %verified on 09/10/2026 (rent of up to 8 €/m²verified on 09/10/2026 per m² and 1,250 €verified on 09/10/2026 per month): this explains why some rents are deliberately kept down. See taxation of rental income.

Frequently asked questions

Can you rent before having residency?

Yes, renting is possible without residency. A lease is in fact often useful as proof of accommodation for the residency application.

What documents does the landlord ask for?

Proof of identity, proof of income or resources, sometimes references, and the residency application or the employer.

Are charges included?

It depends on the lease. Building charges, communal heating and energy may be separate.

Rent furnished or unfurnished?

Both exist. Furnished makes arrival easier but may cost more.

When should you start looking?

As early as possible, ideally several weeks before arrival, and by visiting in person.
