How it works
- Gross yield: annual rent divided by the purchase price.
- Net yield: rent actually collected, minus management and costs, divided by the total acquisition cost.
- The estimator multiplies the surface area by the official average price (transactions) and by the average listing price in the parish.
Assumptions and limits
- Taxation of rental income is not included: enter costs that you have checked.
- Prices per m² are averages: condition, floor and view change the value considerably.
- Listing prices are asking prices, not sale prices.
Frequently asked questions
What is the difference between gross and net yield?
Gross only takes the rent and the price into account. Net deducts vacancy, management, costs and acquisition fees.
Where do the prices per m² come from?
From official statistics for transactions and from a survey of listings by parish, with their date.
