Sellers in Andorra

Sell your property in Andorra at the right price. And know what you will keep before you sign.

Realistic price, capital gains tax calculated in advance, qualified buyers, professionals on the ground. No nasty surprises at the notary.

A real calculation example

Apartment bought for €300,000, sold for €500,000 after 6 years.

Capital gain
€200,000
Tax for a resident (8 %)
€16,000
Tax for a non-resident (10 %)
€20,000

Same property, same price: the difference comes down to the seller's status. And it is worked on before the sale, not after.

Before putting it on the market

The 5 mistakes that cost sellers dearly in Andorra.

This is not pessimism: these are the rules in force. Each mistake below costs thousands of euros, and all of them can be spotted before signing.

Pitfall no. 1

Selling too early: before 2 years, the rate climbs to 15 %.

On a capital gain of €200,000, that is €30,000 in tax, against €20,000 between 2 and 5 years for a resident. A difference of €10,000 for a few weeks' gap.

Pitfall no. 2

Ignoring that your status changes everything.

A resident who holds the property for more than 10 years pays nothing (€0). A non-resident still pays 10 %, i.e. €20,000 on the same capital gain. At 9 years, a resident would pay €2,000.

Pitfall no. 3

Discovering the advance payment on the day of the deed.

The advance payment is due within 30 days of the private contract. Without proof of payment, the notary refuses to draw up the deed. You must know the amount before accepting an offer.

Pitfall no. 4

Setting your price from your neighbour's listing.

Listings show asking prices (national average: 7,839.97 €/m²). Apartment transactions, on the other hand, close at 4,569.70 €/m² on the official average. A property priced too high at the start wears itself out online and often ends up selling for less than a well-positioned one.

Pitfall no. 5

Relying on an outdated guide.

The former specific tax on capital gains was replaced on 1 January 2024. Much of what you read online still describes the old scale. Here, every value carries its verification date.

Our method

Four steps to sell without losing money needlessly.

  1. 1

    Realistic valuation

Transaction prices, asking prices in your parish, condition, floor, charges: a defensible starting price, not a flattering one.

  2. 2

    Tax timeline

Your status, your holding period, your works: we work out the tax at several dates so you know whether it is better to sell now or later.

  3. 3

    Going on the market

Introduction to partner agents, a notary and a lawyer, on the ground. Complete file from the first viewing.

  4. 4

    Deed and funds

Preliminary contract reviewed, tax advance prepared, deed signed before the notary, repatriation of the funds organised. You follow everything in your client area.

What you get

A sales file prepared the way a professional would do it.

Many sellers discover these points once the offer has been accepted. You will have them beforehand.

Our commitment, in black and white

  • First conversation free and without obligation.
  • You are never obliged to sell through our partners.
  • No figure without a source and a date.
  • We tell you if selling now is not in your interest.

This is probably not for you if…

  • You want a guaranteed price before even seeing the property: no honest person can promise that.
  • You are looking to conceal a capital gain: everything is declared, and that is the only way to sell with peace of mind.
  • You have no plan to sell within the next 12 months.

Included in your support

  • Realistic valuation : transactions and listings compared, by parish
  • Personalised tax simulation : at several sale dates
  • Exact list of documents : title deed, cadastre, co-ownership, loan, power of attorney
  • Introductions : partner agent, notary and lawyer on the ground
  • Client area : progress, documents to provide and appointments
  • Virtual assistant : answers at any hour, passed on to a human if needed
  • If you buy afterwards : purchase limit, taxes and listings verified

Your objections

The questions every seller asks.

I do not live in Andorra: can I sell?+

Yes. But your tax follows its own rules: 15 % before 2 years, then 10 % whatever the holding period, without the sliding scale reserved for residents. We calculate it with you before any decision.

How much does it cost to work with you?+

The valuation and the first conversation are free and without obligation. The professionals' fees (agency, notary, lawyer) are given to you in writing before any commitment, and you remain free to choose another professional.

When is the capital gains tax paid?+

An advance payment is required within 30 days of the private contract, or on the day of the deed. The notary does not draw up the deed without proof. It is better to work out the figure before signing the preliminary contract.

How long does it take to sell?+

It depends on the asking price, the parish, the type of property, the season and the quality of your file. The factor you control best is the starting price: that is exactly what we work on first.

My property is held by a company: does that change anything?+

Yes. Since 2024, the sale of shares in a company whose assets are mainly Andorran real estate is taxed like a sale of property. The two scenarios need to be compared before choosing.

Can my main residence be exempt?+

Under conditions: a foreigner must prove at least 5 years of residence, reinvest in a new permanent home within 12 months, have no debt to the authorities and apply for the exemption.

I prefer to sell on my own: will you still help me?+

Yes. The seller's guide, the capital gains simulator and the list of documents are free. You can also take only the tax opinion.
