Capital gain on property in Andorra: rates, holding period and exemptions

The short answer
Since 1 January 2024, the capital gain on a property sold in Andorra is taxed through IRPF, corporate income tax or non-resident tax. A resident pays 10 % between 2 and 5 years of ownership, then less each year, and nothing beyond 10 years; before 2 years the rate is 15 %.
How the capital gain is calculated
Capital gain = sale price − acquisition price − documented works + depreciation already deducted. Costs directly linked to the purchase or the sale may be included in the calculation depending on their nature: ask your adviser which ones to use.
A resident's scale
| Holding period | Applicable rate |
|---|---|
| Less than 2 years | 15 %verified on 09/10/2026 |
| From 2 to 5 years | 10 %verified on 09/10/2026 |
| From 5 years and 1 day to 6 years | 8 %verified on 09/10/2026 |
| From 6 years and 1 day to 7 years | 6 %verified on 09/10/2026 |
| From 7 years and 1 day to 8 years | 4 %verified on 09/10/2026 |
| From 8 years and 1 day to 9 years | 2 %verified on 09/10/2026 |
| From 9 years and 1 day to 10 years | 1 %verified on 09/10/2026 |
| Beyond 10 years | not taxed |
The non-resident case
The non-resident does not benefit from this sliding scale: 15 %verified on 09/10/2026 before 2 years, then 10 %verified on 09/10/2026 whatever the period. See selling as a non-resident.
The speculation surcharge
A sale before 2 yearsverified on 09/10/2026 gives rise to a surcharge of 5 %verified on 09/10/2026 of the gain, which explains the highest rate in the first row of the scale. See selling before two years.
When and how the tax is paid
- An advance payment is required: within 30 daysverified on 09/10/2026 after the private contract, or on the day of the public deed.
- The notary will not draw up the deed without proof of this payment.
- If the price is paid in instalments, payment of the tax follows a particular timetable: ask your notary.
A worked example
A resident sells for 500,000 € an apartment bought for 300,000 € 6 years ago, with 20,000 € of documented works. The capital gain is 180,000 €, subject to the rate for the 5-to-6-year bracket. You can redo this calculation with your own data in the simulator.
Not to be confused with
- The transfer tax (ITP) is paid by the buyer: see costs and taxes on purchase.
- The foreign investment tax concerns the non-resident buyer, not the seller.
- A property used for an activity (professional rental, for example) follows other rules.

Frequently asked questions
Does the capital gains tax on property still exist in Andorra?
Not as a stand-alone tax. Since 1 January 2024, the gain has been integrated into IRPF for a resident individual, into corporate income tax for a company and into non-resident tax for a non-resident.
What is the capital gain rate for a resident who sells after 6 years?
It follows the sliding scale: the rate for the bracket from 5 years and 1 day to 6 years is in the table on this page, with its verification date.
Can a non-resident be exempt after 10 years?
No. According to the summary consulted, the reduction by holding period is reserved for residents; the non-resident remains taxed at the rate applicable after 2 years.
Does the calculation take renovation work into account?
Yes, documented works increase the acquisition base, while depreciation already deducted reduces it.
When must it be paid?
As an advance payment, within the stated period after the private contract or on the day of the deed. The notary requires proof before signing.
