Investing in a parking space or cellar in Andorra: limits, yield, taxation

The short answer

A parking space or cellar requires a lower entry ticket than an apartment, but non-residents are limited to 6 parking spaces and to a set number of annexes per apartment. Taxation of the purchase and of the rent follows that of housing when they are let together.

A non-resident's limits

  • Parking: at most 6verified on 09/10/2026 spaces in total.
  • Annexes: up to 3verified on 09/10/2026 parking spaces and as many cellars per apartment, unless the division deed provides otherwise.

Yield and risks

  • The rent for a parking space is modest: the appeal is the low purchase price and demand in dense areas.
  • Liquidity on resale depends on the co-ownership and local demand.
  • Co-ownership charges and IGI can weigh on a small rent.

Taxation

On purchase, transfer tax or IGI depending on the seller: 4 %verified on 09/10/2026. For rent: see taxation of rent.

How the limit applies

A non-resident can acquire up to 6verified on 09/10/2026 parking spaces in total. On top of that come the annexes of an apartment: up to 3verified on 09/10/2026 parking spaces and as many cellars per apartment, unless the division deed provides otherwise. The limit counts for 10 yearsverified on 09/10/2026 from the previous investment. Check your project with the checker.

A yield example

A space bought for 25,000 euros with 1,500 euros in costs and let for 100 euros a month earns 1,200 euros a year before charges, or about 4.5% of the total cost of 26,500 euros. Co-ownership charges and vacancy reduce this figure.

What makes the difference

  • Location: a parking space close to shops and transport is easier to let.
  • Title: parking space in private ownership or a right of use?
  • Co-ownership: charges, slab works, letting rules.
  • Resale: demand depends on the neighbourhood; liquidity is lower than for a home.

Tax side

On purchase, ITP (4 %verified on 09/10/2026) or IGI depending on the seller. On rent, taxation is that of rental income: see taxation of rent.
