The most costly mistakes in detail
Paying money before signing. A "reservation" transfer without a contract is hard to recover: insist on a written document.
Not checking the landlord. Ask for proof of ownership or of the agency's mandate.
Ignoring service charges. Heating, water, co-ownership: ask who pays what and the amounts for the last twelve months.
Signing without an inventory check. Take dated photos and have the inventory attached if the property is furnished.
Forgetting the deposit. Note the amount, where it is held and the conditions for its return.
What rent changes for tax
The rent on a residential property is subject to IGI at the super-reduced rate of 0 %verified on 09/10/2026. For the landlord, a rent that stays below 8 €/m²verified on 09/10/2026 per m² and 1,250 €verified on 09/10/2026 per month may qualify for a 5 %verified on 09/10/2026 reduction: some rents are therefore deliberately kept down.
