Selling in Andorra: the list of documents to prepare
- Updated on
- La rédaction
The short answer
To sell in Andorra, prepare the title deed, the land registry reference, co-ownership and charges information, proof of works, your identity and residence documents, and the state of your tax debts. A complete file shortens the sale and reassures the buyer.
The property file
- Title deed and description of the building in the register.
- Land registry reference and plans.
- Co-ownership: rules, minutes of the latest meetings, charges paid, works voted. See co-ownership and charges.
- Proof of works: invoices, which also serve to reduce the capital gain.
- Useful certificates: energy performance of the home, if available, and any document required by the parish.
The seller's documents
- Identity document and proof of address.
- Resident or non-resident status: it determines the tax.
- Certificate of good standing with the authorities, useful for an exemption: see exemption for the permanent residence.
- Position on the loan: outstanding amount, lending institution.
- Notarised power of attorney if you cannot be present.
Before putting it on the market
Why each document matters
| Document | Why the buyer or notary asks for it | Where to find it |
|---|---|---|
| Title deed | Proves that you can sell | Your purchase deed, copy at the property registry |
| Land registry description and plans | Precisely identify the property and its annexes | Cadastre of the Comú |
| Co-ownership rules and minutes | Show charges, works and any disputes | Managing agent or administrator of the building |
| Invoices for works and investment | Reduce the capital gain base | Your records, contractors, bank |
| Loan position | Prepares the release of the mortgage | Your bank |
| Proof of your resident or non-resident status | Determines the tax regime that applies | Residence permit, certificate |
For the capital gain: keep the evidence
The taxable capital gain is calculated from the actual sale value, the acquisition value, investments or improvements and, for a resident, depreciation. Invoices for works and justified acquisition costs reduce the gain: do not throw them away. See seller's costs and taxes and the capital gains simulator.
If you are selling from abroad
A power of attorney before a notary allows you to be represented at the signing. Also plan to appoint an adviser on the ground to follow the tax: see selling as a non-resident.
Final checklist before putting it on the market
- Title, land registry, plans.
- Up-to-date co-ownership file.
- Proof of works sorted by year.
- Bank agreement for the release of the mortgage.
- Proof of resident or non-resident status.
- Preliminary tax calculation with the simulator.

Frequently asked questions
Is an energy performance certificate needed?
Ask your notary or your agency about the requirements in force for your type of property.
Can you sell without being present?
Yes, with a notarised power of attorney.
What if I no longer have the invoices for the works?
Try to find them: they reduce the taxable capital gain. Without proof, the works are not taken into account.
