Andorra Property Price Observatory: Methodology and Data

The short answer

The observatory distinguishes transaction prices (official statistics, 4,569.70 €/m² on average for an apartment in Q2 2026) from asking prices by parish. The two series cannot be compared directly.

Definitions

  • Asking price: price requested in an active listing.
  • Transaction price: declared price of a completed sale.
  • Price per m²: price divided by the stated living area.

Methodology

  1. Monthly collection of active listings (price, area, parish, type).
  2. Exclusion of properties without an area, outliers and fictitious listings.
  3. Calculation of the mean and median by parish and type.
  4. Separate cross-checking against official transaction statistics.

An average transaction price varies from one quarter to the next depending on the mix of properties sold: a quarter in which more high-end properties are sold pushes the average up without each property becoming more expensive. A quarterly change should therefore not be read as a trend: look at the change over twelve months.

Why we separate asking from signed

Asking prices are requested prices, higher and more reactive; transaction prices come from sales actually completed. The gap between the two is the average negotiation margin. For asking prices by parish, see which parish to choose.

How to use the observatory

  1. To sell: base your price on the transaction price in your parish: valuing your property.
  2. To buy: negotiate using the gap between asking price and signed price: costs and taxes.
  3. To invest: calculate the net yield: yield simulator.

The limits

These series describe a small market: a few hundred transactions per quarter can be enough to move the average. They do not replace comparing specific properties.
